About Us

We possess the education and experience to appraise nearly all property types for many purposes, including loan origination, tax assessment, estate valuation, eminent domain takings, and attendant litigation. We have been called upon to study and opine upon real property in some of the largest and most complex valuation assignments in property markets. This experience includes but is not limited to: office buildings, shopping centers, retail buildings, apartment developments, hotels, automotive sales, and or service facilities, industrial and warehouse properties, subdivisions, vacant land, and residential developments, and individual properties that involve unique valuation problems.

Each year our firm completes 200 to 300 assignments, entrusting our firm with individual asset values ranging from $0 to well over $100 million. Importantly, those directly engaged in real estate appraising and analysis at this firm hold the Appraisal Institute's highest professional designations (MAI and SRA), as well as state certifications and accreditations from other esteemed professional groups such as The Counselors of Real Estate (CRE) and the American Society of Appraisers (ASA).

In May 2021, James Huber, MAI officially started Ritley Huber LLC - a new iteration of the well-established firm Charles M. Ritley Associates. Charles M. Ritley Associates provided real estate services across the United States with its major focus on Northeast Ohio for 58 years. The new company remains guided by the principles set forth by the original founder, Charles M. Ritley, including commitment to thorough preparation of work product, timely delivery and a focus on the needs of the client.

Our Team

James Huber, MAI

In May 2021, after 30 years at Charles M. Ritley Associates, Jim Huber took over the company and formed Ritley Huber LLC. He received his Master of Business Administration from Cleveland State University and a B.S. from The Ohio State University, with a double major in Finance and Real Estate and Urban Land Economics. Since 2001, he has held the Appraisal Institute's MAI designation and now serves as an advisor to MAI candidates for nomination. He has also served multiple roles for the former Northern Ohio Chapter (now part of the Ohio Chapter) of the Appraisal Institute, including President, General Guidance Committee Chair, and Board of Directors member.

Roger Ritley, MAI, CRE

Roger Ritley received his Master of Science degree from the University of Wisconsin, with a major in Real Estate Investment Analysis and Appraisal, and a B.B.A. from the University of Pittsburgh with a major in Urban Land Economics. He holds the Appraisal Institute's MAI designation and is a CRE member of The Counselors of Real Estate. He has also earned the ASA designation from the American Society of Appraisers. In addition to his valuation work, he has served as a counselor regarding marketability, feasibility, market research, equity and debt analysis for major corporations, governmental agencies, attorneys, lenders, and individuals in several states.

Chuck Ritley

Mr. Ritley received his Bachelor of Science degree in Economics from John Carroll University with a minor in Philosophy and holds the Appraisal Institute's SRA designation. Mr. Ritley is a state-certified general appraiser in Ohio and has served on the Board of Directors for the Cleveland Chapter of the Appraisal Institute and has held roles in various other committees. Earlier in his career, he served as Vice President and Chief Appraiser for two multi-billion dollar financial institutions. In addition, Mr. Ritley has taught courses and given numerous speeches concerning real estate appraisal.

Laura Wagner

Laura Wagner graduated in 2011 from the University of Miami and received her M.Ed. in Adult Learning and Development at Cleveland State University in Spring 2015. She loves helping people realize their potential and accomplish their goals, whether it be assisting with research and reports or tutoring.
